Strategic Property Partners, LLC ("SPP") is the partnership between Cascade Investment LLC, and Jeff Vinik. SPP is a full-service commercial real estate development firm focused on world-class execution, innovation, and creating high quality and experiential places. SPP's first project, Water Street Tampa, is being developed on over 50 acres of land the company controls in downtown Tampa along the waterfront. The phased Water Street Tampa development project is revitalizing the currently underutilized tract of land to create an urban, mixed-use waterfront district consisting of approximately 9 million square feet of new commercial, residential, hospitality, cultural, entertainment, education, and retail uses, totaling over $3 billion in private investment from SPP. Integrating principles of walkability, sustainability, connectivity, design quality, and wellness, SPP will create, own and operate this new world-class neighborhood in Tampa, while also elevating the city's national prominence.

 

POSITION SUMMARY

The Analyst, Development works with the Master Planning and Infrastructure Team to ensure that the project vision is executed and supporting infrastructure is developed.  The analyst participates in all phases of Water Street Tampa’s development including zoning, entitlements, design, permitting, construction, and operations.  The Analyst will collaborate with development teams across the organization spanning different asset classes.

 

ESSENTIAL FUNCTIONS

  • Supports Master Planning and Infrastructure Team on broad district initiatives and special projects
  • Prepares and maintains project budgets, forecasts, performance metrics, and timelines
  • Coordinates with internal development teams to ensure consistency and adherence to district design standards and vision
  • Interfaces with consultants, partner agencies, community organizations, government officials, and sponsors
  • Coordinates input from consultants and internal constituents at appropriate milestones and appropriately influences the development process
  • Reviews architectural and engineering drawings, specifications, and construction costs
  • Reviews invoices for accuracy against approved budgets and contracts; tracks accordingly
  • Assists in preparation of funding requests and capital calls
  • Reviews and assists with negotiations and conditions for various development-related agreements with project consultants and contractors
  • Works with asset management, finance, and construction management teams throughout the development process
  • Researches best practices and makes recommendations to leadership team
  • Develops strong working relationships cross-functionally within SPP
     

QUALIFICATIONS AND COMPETENCIES

Required skills and experience:

  • An undergraduate degree in business, finance, economics, real estate, civil engineering, or landscape architecture
  • Minimum of 2 years of related real estate development experience
  • Direct, mixed-use development experience
  • Proficiency in the Microsoft Office Suite (including advanced Excel knowledge)

 

Preferred skills and experience:

  • Experience with urban planning
  • Experience with infrastructure development and/or civil engineering
  • Ability to synthesize complex or diverse information; collects and researches data; uses intuition and experience to complement data
  • Outstanding oral and written communication skills
  • Ability to balance competing demands and effectively handle change
  • Designing work flow and procedures
  • Developing project plans, coordinating projects, communicating changes and progress, and assisting with project completion on time and budget
  • Reading architectural and engineering drawings, site planning, architectural design, government entitlements such as zoning, construction techniques, real estate law, negotiations
